Yeida Revises Building Bylaws, Bans Construction Near Noida International Airport

Greater Noida: The Yamuna Expressway Industrial Development Authority (Yeida) has approved a major revision in its building bylaws, placing restrictions on construction activity within a 20 km radius of the Upcoming Noida International Airport. This move aligns with the Airport Authority of India (AAI) guidelines to ensure aviation safety and maintain a clear flight path.

Key Decision Highlights

• Construction Ban Zone Expanded: Earlier in July, a 10 km no-construction zone was declared by the Noida International Airport Limited (NIAL) and Gautam Budh Nagar administration. With AAI’s recommendations, the restriction has now been doubled to 20 km.
• Mandatory AAI Norms: No building maps within this zone will be approved unless they strictly follow AAI’s zoning regulations.
• Colour-Coded Zoning Map: AAI has released a colour-coded zoning map that defines permissible building heights and categories of structures. Yeida will officially adopt this after detailed consultations.
• Expert Survey Planned: Yeida will hire consultants to conduct a comprehensive survey of the 20 km zone, assessing permissible floor area ratio (FAR), building height limits, and safety standards.

What This Means for Developers and Residents

• Mandatory Approvals: All plot allottees within the 20 km zone must get their building maps approved by Yeida as per revised bylaws.
• Height Restrictions: Buildings taller than 15 metres will require a special No-Objection Certificate (NOC) from AAI, followed by Yeida’s approval.
• Airport Altitude Consideration: With the airport located 200 metres above sea level, compliance with aviation safety norms becomes critical.

Official Statement

RK Singh, CEO of Yeida, explained:

“The board has decided to fully implement AAI norms to ensure seamless airport operations. The colour-coded zoning map will be integrated into Yeida’s building bylaws.”

The meeting was chaired by senior IAS officer Alok Kumar at Yeida’s Sector Omega I office. Officials including CEO RK Singh, Officer on Special Duty Shailendra Bhatia, and other senior members were present.
