Elon Musk’s satellite internet venture, Starlink Satellite Communications Pvt. Ltd., has made its first major real estate move in Mumbai — and it comes with a star-studded twist. The company has leased a 1,294 sq. ft. office in Boomerang Building, Chandivali, which also happens to house Bollywood actor Hrithik Roshan’s company, HRX Digitech LLP.

Inside Starlink’s Mumbai Lease
According to official property registration documents, Starlink has taken the ground-floor space in Boomerang for five years at a total rental value of ₹2.33 crore.
The office, owned by Nikunj Sheth, was registered on October 14, 2025, with Starlink paying a stamp duty of ₹66,500 and a registration fee of ₹1,000.
Under the agreement, the company will pay a monthly rent of ₹3.52 lakh, which will escalate by 5% every year. Starlink has also placed a security deposit of ₹31.7 lakh and will bear common area maintenance (CAM) charges worth ₹15.79 lakh for the full term. The lease includes one parking space as well.
While Starlink officials have not commented on the transaction yet, the move signals the company’s growing operational footprint in India.
Hrithik Roshan’s Expanding Presence in Boomerang Building
The Boomerang Building in Chandivali seems to be attracting both tech and tinsel-town names. Earlier this year, Hrithik Roshan and his father Rakesh Roshan, through HRX Digitech LLP, purchased three office units on the first floor of the same building for ₹31 crore, covering 13,546 sq. ft. The deal was registered on July 9, 2025.
This follows an earlier purchase in September 2024, when the Roshan family acquired five office units spanning 17,389 sq. ft. on the fifth floor of the same building for ₹37.75 crore. They paid a stamp duty of ₹2.26 crore and a registration fee of ₹30,000 for that deal.
With these acquisitions, the Roshans have clearly marked a strong real estate presence in one of Andheri East’s prime commercial hubs.

Starlink’s Broader India Ambitions
Starlink’s real estate move comes amid its broader plans to launch satellite-based internet services across India. According to media reports, the company aims to set up nine gateway earth stations across key cities including Mumbai, Noida, Hyderabad, Kolkata, Chandigarh, and Lucknow.
The company has already sought regulatory permissions for 600 Gbps capacity over India under its Gen 1 satellite constellation. Spectrum has been provisionally assigned for security compliance trials — marking an important step toward commercial rollout.
As Starlink accelerates its India expansion, the Chandivali office could play a key role in its operational setup — and sharing a roof with Hrithik Roshan’s enterprise only adds a glamorous twist to the tech story.
