BNP Paribas India Solutions, the technology and operations arm of global banking giant BNP Paribas, has finalized a major real estate deal in Thane West. The company has leased 1.45 lakh sq. ft. of Grade-A office space at the Hiranandani Centaurus commercial project, agreeing to a monthly rent of nearly ₹95 lakh.

- Floors Leased: 11th and 12th floors
- Carpet Area: 99,831 sq. ft.
- Chargeable Area: 1,45,384 sq. ft.
- Monthly Rent: ₹94.95 lakh (₹65 per sq. ft.)
- Tenure: 5 years (Lease executed July 10, 2025; rent commencement from April 10, 2026)
- Escalation Clause: 4.75% annual increase in rent
- Security Deposit: ₹8.5 crore
- Parking Rights: 145 basement slots
The lease agreement was signed with Roma Builders Pvt Ltd, the developer of the project.

This is not the company’s first big-ticket lease this year. In February 2025, BNP Paribas secured a premium office space at Maker Maxity in Bandra Kurla Complex (BKC), leasing a 3,497 sq. ft. ground-floor unit at a striking ₹811 per sq. ft. monthly rent. The five-year deal, valued at nearly ₹17 crore, underscored BKC’s position as India’s costliest commercial real estate hub.
With the new Thane lease, BNP Paribas continues to strengthen its presence in Mumbai Metropolitan Region (MMR), balancing its footprint between ultra-premium districts like BKC and rapidly growing commercial corridors such as Thane.
