Table Space Secures Massive Office Lease in Gurugram’s Intellion Park
Table Space Technologies, a leading flexible workspace provider, has inked one of Gurugram’s largest commercial leasing deals. The company has taken on lease 5.34 lakh sq. ft. of office space at Intellion Park, Sector 59, Gurugram, for a monthly rent of ₹3.47 crore, according to property registration documents.
Key Details of the Deal
- Parties Involved: Table Space Technologies Pvt. Ltd. and Mikado Realtors Pvt. Ltd., a Tata Group company under Tata Realty and Infrastructure Ltd.
- Transaction Date: Registered on July 25, 2025.
- Lease Duration: Six years, starting from August 1, 2024, to July 31, 2030.
- Lock-in Period: Three years.
- Rental Rate: ₹65 per sq. ft.
- Monthly Rent (Post Fit-Out Period): ₹4.16 crore, effective from July 1, 2025.
- Escalation Clause: 15% rent hike every three years.
- Security Deposit: Equivalent to three months’ rent, interest-free and refundable.
Fit-Out Period & Charges
Table Space has been allotted 11 months (August 2024 – June 2025) to carry out fit-outs. During this period, the company will only pay 50% of the maintenance charges (₹6.5 per sq. ft). From July 2025, full maintenance charges of ₹13 per sq. ft will apply.
