Situated along the prestigious Juhu Tara Road, just steps away from the ever-popular Juhu Beach, the property enjoys uninterrupted sea views—something that instantly elevates its desirability in Mumbai’s ultra-luxury housing segment. The deal, finalized on April 22, 2026, reportedly followed strong interest from multiple developers and high-net-worth individuals. Ultimately, Notandas Realty secured the property, underlining the continued appetite for trophy assets in Mumbai’s prime micro-markets. What Makes ‘Leela’ So Special? Unlike modern glass towers dominating Mumbai’s skyline, Leela carries a distinctive old-world charm. Built in the 1950s, the bungalow reflects elegant Art Deco architecture—a style that is both rare and culturally significant in today’s context. Spread across a plot of approximately 14,500+ sq ft, the property offers a built-up area of around 8,480 sq ft. But what truly sets it apart isn’t just the numbers—it’s the lifestyle it represents. Key Highlights of the Property • Expansive 6-bedroom layout designed for large family living • Multiple living and sitting areas, offering both privacy and openness • Sea-facing balconies and verandahs that capture Mumbai’s coastal beauty • A sprawling private garden of nearly 5,000 sq ft • A large terrace space exceeding 2,500 sq ft • Dedicated staff quarters and parking for four vehicles The bungalow is thoughtfully structured across levels. While the total transaction value of ₹221 crore is eye-catching, breaking it down offers deeper insight into Mumbai’s luxury pricing dynamics. • On a built-up basis, the deal translates to approximately ₹2.6 lakh per sq ft • On land area, it comes to roughly ₹1.5 lakh per sq ft Interestingly, while this is among the most expensive bungalow deals, it still falls slightly below the per sq ft benchmark set by Uday Kotak’s sea-facing purchase at Worli. However, direct comparisons are tricky. Properties like Leela are one-of-a-kind assets, where valuation goes beyond just numbers, factoring in heritage status, location rarity, and emotional value. The Legacy Behind the Property The bungalow isn’t just about luxury, it carries a rich legacy. Built as a joint family residence, it once housed multiple generations of the Nanavati family under one roof. Its name is believed to be inspired by Sir Manilal Balabhai Nanavati, a prominent figure who served as Deputy Governor of the Reserve Bank of India during the pre-independence era. The Nanavati family itself is widely recognized for its association with Nanavati Hospital, adding further prominence to the property’s history.
