Ashiana Housing Unveils Phase 2 of Its Senior Living Project in Chennai — Homes Starting at ₹75 Lakh
Real estate major Ashiana Housing Ltd has launched the second phase of its senior living project, Ashiana Vatsalya, in Chennai. Spanning 2.73 acres, this phase brings thoughtfully designed 1BHK, 2BHK, and 3BHK apartments priced between ₹75 lakh and ₹1.61 crore, with possession slated for July 2028, as per the company’s latest regulatory filing.
Out of the 1,114 homes planned under the project, 430 units are part of this new launch. The developer noted that Ashiana Vatsalya continues to attract end-users and investors who value community-driven senior living environments that prioritize comfort, care, and connection.

A Strategic Expansion Plan for Senior Living
Ashiana Housing is investing ₹425 crore during FY2025–26 to expand its senior living portfolio across Mumbai, Bengaluru, and the Delhi-NCR region. The funds will cover landowner payouts, construction, execution, and other development-related expenses.

Located near the scenic Kolavai Lake, Ashiana Vatsalya offers an idyllic setting for retirees seeking tranquility. The project’s first phase saw robust sales, with 205 of the 258 units sold, generating ₹167 crore in revenue. Early signs for Phase 2 are promising as well, with 28 expressions of interest already received since launch.

Currently, Ashiana Housing has nine senior living projects across India — three in Bhiwadi (NCR), three in Chennai, and one each in Jaipur, Pune, and Lavasa. The company also plans to launch five new phases this fiscal year, covering approximately 5.71 lakh sq. ft. of saleable area.
In FY2024, Ashiana constructed around 5.38 lakh sq. ft. and invested ₹213 crore in its senior living segment.
