Zomato Hyperpure Expands with Major Warehouse Lease in Bhiwandi
Zomato Hyperpure, the B2B supply chain arm of food delivery giant Zomato, has sealed a significant warehousing deal to strengthen its backend operations. The company has leased a 2.46 lakh sq. ft. facility in Bhiwandi, near Mumbai, for a total consideration of ₹43.9 crore over five years, according to property registration documents.

- Lease Period: August 1, 2025 – July 31, 2030

- Stamp Duty & Registration: Over ₹11 lakh in stamp duty and ₹30,000 in registration fees
- Annual Escalation: 5% hike each year

The warehouse has been leased from Pyramine Space Private Limited, with the transaction registered on August 26, 2025.

Zomato’s Broader Real Estate Strategy
This isn’t Zomato’s first large-scale property transaction. The company has been strategically expanding its warehousing and office footprint to support growth.
- Mumbai Office Lease: Eternal Ltd (formerly Zomato) had taken 84,157 sq. ft. of office space in Andheri for a total rent of ₹85 crore over five years. The deal involved six units on the 7th floor of R Square, leased from Histyle Retail Pvt Ltd (Runwal Realty).
- Palava Warehouse Deal: Earlier in 2025, Zomato Hyperpure leased a 253,421 sq. ft. warehouse in Lodha Industrial & Logistics Park, Palava (MMR). That five-year lease commenced on February 15, 2025, at a monthly rent of ₹85.3 lakh.
