Real estate major Sobha Ltd is all set to make a bold expansion move with plans to launch residential projects worth ₹22,000 crore over the next 18 months across multiple Indian cities. This strategic rollout aims to capture the surging demand for premium housing amid India’s resilient real estate growth.

13 New Projects Spanning Major Metros
According to the company’s latest investor presentation, 13 residential projects are lined up across Bengaluru, Mumbai, Delhi-NCR, Pune, Chennai, Calicut, Thrissur, and Trivandrum.
These projects will together cover 16 million sq. ft. of space, representing an estimated sales potential of ₹22,000 crore.
Expanding Beyond Residential Spaces
Sobha Ltd will also add two commercial projects to its portfolio, covering 0.74 million sq. ft. This brings the total upcoming development pipeline to 15 projects spanning 16.7 million sq. ft. of built-up area.

Record-Breaking Sales Performance
The company continues to witness robust performance. In the second quarter of FY2025, Sobha’s sales bookings jumped 61% year-on-year to ₹1,902.6 crore, compared to ₹1,178.5 crore a year earlier.
It sold 13.94 lakh sq. ft. during the July–September period at an average realization of ₹13,648 per sq. ft.
In the first six months of FY2025, Sobha achieved its highest-ever sales bookings of ₹3,981.4 crore, marking a 30% YoY growth.
Strong Profit Growth and Financial Stability
On the financial front, Sobha reported a nearly threefold increase in consolidated net profit to ₹72.52 crore in Q2 FY2025, compared to ₹26.08 crore in the same period last year.
Total income for the quarter surged to ₹1,469.3 crore, up from ₹965.29 crore in the year-ago quarter.
Leadership Commentary: Confident Outlook Ahead
Sobha’s Managing Director Jagadish Nangineni attributed this strong performance to “steady demand for luxury residential real estate in a growth-oriented economy” supported by favorable macroeconomic conditions and timely government initiatives.
He added that the company completed 2.25 million sq. ft. (comprising 1,185 homes) in the first half of FY2025–26.
“With a clear pipeline of 16.69 million sq. ft. of launches in the next six quarters, a strong balance sheet, and a stable demand environment, Sobha is well positioned for growth and ready to capitalize on upcoming opportunities,” Nangineni stated.
