In a major relief for over 400 homebuyers of Godrej Nest in Noida’s Sector 150 Sports City, the Supreme Court has directed the Noida Authority to issue conditional occupancy certificates (OCs) for six residential towers within six weeks.

What the Supreme Court Ordered
The directive came after Brick Rise Developers filed a special leave petition (SLP) challenging a February 2025 Allahabad High Court order against Lotus Green, the lead developer of the larger Sports City project. The High Court had flagged delays, pending dues, and irregularities in development.
A bench of Justice MM Sundresh and Justice Satish Chandra Sharma stated that:
- OCs must be issued within six weeks for the six towers of Godrej Nest where applications are pending.
- These OCs will remain conditional, subject to the final outcome of the SLP.
- The order is project-specific and cannot be used as precedent for other towers or allottees in the Sports City scheme.
Developer’s Responsibilities
The court further emphasized that the petitioner would remain responsible for ensuring the development of sports and recreational facilities as outlined in the Sports City master plan and the sub-lease deed for the plot. All approvals must adhere to Noida’s building regulations and bye-laws.
Background: Allahabad High Court Order
The Allahabad High Court had earlier directed the Noida Authority to issue notices to all consortium partners of the Sector 150 Sports City project for recovery of long-pending dues. These included:
- Premiums
- Penalties
- Interest
- Lease rent
- Additional compensation
The HC had also ordered a CBI probe into Lotus Green and its consortium partners over allegations of financial irregularities and failure to deliver promised sports infrastructure.

Developers Start Clearing Dues
In response, developers began clearing payments. Brick Rise Developers deposited ₹80 crore, while other consortium partners are also expected to follow suit. However, Godrej Group officials did not comment on the matter when contacted by the media.
The Larger Sports City Project
Launched between 2010 and 2016, the Sports City projects were planned across 798 acres in Noida’s Sectors 78, 79, 101, 150, and 152. The grand vision included:
- Three golf courses
- An international cricket stadium
- World-class sports and recreational facilities
However, over the years, focus shifted primarily toward residential and commercial construction, leaving most of the promised sports infrastructure incomplete.

What This Means for Homebuyers
For now, the SC’s directive offers significant relief to 400+ families awaiting possession in Godrej Nest’s six towers. Still, the decision remains conditional, tied to the outcome of the ongoing legal battle, and does not extend to other projects under the Sports City umbrella.
