Manoj Bajpayee Signs Major Five-Year Office Lease in Mumbai’s Andheri West

Bollywood star Manoj Bajpayee, along with his wife Shabana Bajpayee, has signed a significant commercial lease deal in Mumbai’s bustling Andheri West. According to property data sourced by CRE Matrix, the couple has rented two premium office spaces in the Lotus Signature building on Veera Desai Road for a monthly rent of approximately ₹10.9 lakh.

Each of these modern offices spans 1,905 sq ft of RERA carpet area. The lease was officially registered on April 3, 2025, and is set for a five-year term under the name of Barcode Influencer Marketing Pvt Ltd.

The agreement also outlines:

• A security deposit of ₹43.7 lakh,
• A 5% annual rent escalation, leading to a projected monthly rent of ₹13.3 lakh by the fifth year,
• Six dedicated parking spaces,
• And a 75-day fit-out period for customization and renovations.

Over the entire lease term, the total rental value will touch approximately ₹7.26 crore, highlighting the strong commercial demand and investment appeal of Andheri West.

Commenting on the deal, Abhishek Kiran Gupta, CEO and Co-founder of CRE Matrix, noted,

“While location remains crucial, Grade A commercial projects increasingly command a premium. Going forward, project relevance could even outweigh location.”

A Look at Manoj Bajpayee’s Expanding Property Portfolio

This isn’t Manoj Bajpayee’s first foray into commercial real estate.
In October 2023, the acclaimed actor invested nearly ₹32 crore to purchase four office units in Mumbai’s Oshiwara area — in a building also named Signature Building off Veera Desai Road. These purchases attracted a hefty stamp duty of ₹1.86 crore.

Earlier, in August 2023, Bajpayee and his wife sold their luxury apartment in Mumbai’s Mahalaxmi area for ₹9 crore. The apartment, located in the prestigious Minerva tower, offered 1,247 sq ft of carpet area.

Bajpayee’s consistent real estate moves align him with other Bollywood stalwarts like Amitabh Bachchan, Kajol, and Ajay Devgn, who have diversified their investments into commercial properties — a growing trend among celebrities seeking stable returns.
