I want to share something here I haven’t shared before

Most of you know me as someone who’s into Real Estate, and from today, I want to share content for mainly 2 reasons:

To make real estate more transparent
To make home buyers more informed

“Kitne ka pad raha hai per sq ft?”
Probably the first thing 9 out of 10 homebuyers ask.

But honestly, it’s the wrong place to start.

Here’s why:

You pay for more than you use:

  • Most builders quote the super built-up area which includes staircases, lobbies, ducts, and walls. But the space you actually live in is the carpet area where your furniture goes, where you walk and move.

So, when you’re told it’s a 1,000 sq ft flat, you may be getting just 650–700 sq ft of usable space.

It tells you nothing about quality:

  • Two projects can quote the same per sq. ft. rate. But, one might have low-grade fittings, cramped layouts, and poor natural light while the other offers better design, materials, and long-term durability.

So if you’re only comparing price per sq ft, you’re missing 90% of what makes a good home actually good.

A lower rate can cost you more:

Cheaper rates can come with:

  • Poor layouts (wasted space)
  • Low-grade construction
  • Delays and hidden costs
  • High maintenance later

Per sq. ft. won’t tell you if the walls leak in monsoon or if the flooring starts cracking in 2 years. What looks affordable now can become expensive in ways you didn’t plan for.

Therefore, what should you ask instead?

What’s the carpet area?

What’s the layout efficiency (usable vs wasted space)?

How is the construction quality & developer track record?

What’s included in the final cost (GST, registration, maintenance)?

What’s the possession timeline and penalty clauses?

Buying a home is one of the biggest financial + emotional decisions you’ll make.

So, don’t reduce it to just a per sq. ft. rate.
Ask better. Look deeper. Choose smarter.
