In a fresh push to meet the ever-growing demand for housing in India’s tech hub, the Bangalore Development Authority (BDA) is preparing to roll out over 4,000 new apartments across multiple locations in Bengaluru.
A Big Supply Boost in Key Micro-Markets
The upcoming developments will be spread across six projects, covering prominent residential zones such as Electronics City, Konadasapura, Kalathammanahalli, and Kenchanapura.

Among these, Konadasapura stands out as the largest project, with close to 2,000 apartments planned in its first phase alone. Most of these projects are already under construction, and several are expected to be ready within the year.
The authority aims to complete sales of these homes within a three-year window, aligning with Bengaluru’s rapid urban expansion and increasing housing needs.
Why This Launch Matters
With land availability becoming tighter in the city, BDA’s move is focused on making better use of existing urban land while ensuring more housing options for buyers. This also reflects a shift towards planned, large-scale residential developments rather than scattered construction.
Current Inventory Snapshot
BDA’s recent housing performance gives a clearer picture of market demand. Out of nearly 4,800 units launched in recent years, around 65% have already been sold. This leaves close to 1,900 homes still available for buyers.
Looking at the broader numbers, the authority has constructed over 6,700 units in the same period, out of which more than 4,300 have been successfully allotted. The remaining inventory includes a mix of apartments and villas.
Villa Segment Sees Slower Momentum
At Hunnigere, where BDA offered 322 villas through direct sales and e-auctions, demand has been relatively subdued. Only about 140 villas have been taken up so far, while others are either under auction or still open for booking.
Project-Wise Sales Performance
Some projects have performed notably well:
- Kaniminike has seen strong traction, with over 75% of its 1,500 flats already allotted.
- Aluru is close behind with nearly 76% sales, though a portion of EWS units is currently under renovation.
- Gunjuru and Thippasandra have also crossed the 70% sales mark, showing steady demand.
On the other hand, Kommaghatta has seen slower absorption, with just over half of its units sold and a significant number still available.
What This Means for Homebuyers
For buyers, this upcoming launch could open up a range of options across different budgets and locations. Given BDA’s pricing is often more competitive compared to private developers, these projects could attract both end-users and long-term investors.
At the same time, the variation in sales performance across projects highlights the importance of location, connectivity, and project readiness when making a purchase decision.
