Deal Details and Financials
The office space, located in Signature by Lotus Developers, spans an impressive 5,500 sq. ft. (around 510.96 sq. m.). The transaction was officially registered in September 2025.
As per records from the Inspector General of Registration (IGR), the deal included a stamp duty of ₹2.04 lakh, registration charges of ₹1,000, and a security deposit of ₹1 crore.
By the fourth year, the rent will increase to ₹17.36 lakh per month, in line with the agreed 5% yearly increment. Dharma Productions has not issued an official statement regarding the lease.
Dharma’s Expanding Real Estate Footprint
This isn’t Karan Johar’s first high-profile property move. In 2024, he made headlines after signing a ₹1,000 crore deal to sell a 50% stake in Dharma Productions to Adar Poonawalla’s Serene Productions, retaining the remaining half alongside Apoorva Mehta as CEO.
Earlier, Johar had also leased a luxury property in Mumbai’s Pali Hill at ₹8 lakh per month for three years, underscoring his continued expansion in both personal and professional real estate.
Why Andheri West?
Andheri West remains one of Mumbai’s most desirable hubs for the film and entertainment industry. Known for its seamless connectivity via road, rail, and metro, it also lies close to Chhatrapati Shivaji Maharaj International Airport, offering excellent accessibility.
The area’s proximity to commercial hotspots such as Bandra Kurla Complex (BKC), SEEPZ, and Lower Parel has cemented its status as a prime location for both corporate offices and creative studios.
Celebrity Hotspot
The building, Signature by Lotus Developers, is quickly becoming a celebrity magnet. Recently, actor Kartik Aaryan, along with his mother, purchased an office in the same complex. Other notable owners include Ajay and Kajol Devgan, Amitabh Bachchan, Sara Ali Khan, and Manoj Bajpayee — all of whom have invested in properties within this upscale development.
