Godrej Properties Expands Aggressively with New Acquisitions in North Bengaluru and Raipur

In a strategic move to strengthen its footprint in emerging real estate corridors, Godrej Properties Ltd (GPL) has acquired a 48-acre land parcel in Doddaballapur, North Bengaluru. This newly acquired site will be developed primarily for plotted residential units and has a projected development potential of 1.1 million sq. ft.

The acquisition reflects the company’s commitment to expanding in high-growth markets with long-term potential. Gaurav Pandey, Managing Director and CEO of Godrej Properties, commented on the acquisition, stating:

“We are pleased to announce the acquisition of this prime land parcel in Doddaballapur, a high-potential micro-market in North Bengaluru. Bengaluru continues to be a priority market for us, and we look forward to creating a development that offers long-term value to its residents.”

This move further consolidates Godrej Properties’ presence in North Bengaluru, where it already boasts several successful residential projects — both completed and under development. Doddaballapur, known for its connectivity, proximity to the airport, and improving infrastructure, is rapidly emerging as a preferred zone for plotted developments and premium townships.

Foray into Raipur: Godrej Enters Chhattisgarh’s Capital with a Bold Step

In a parallel expansion move, Godrej Properties announced its entry into Raipur on July 16, marking its debut in the state of Chhattisgarh. The company acquired a 50-acre land parcel near Old Dhamtari Road, a swiftly developing corridor with strong connectivity to Central Raipur, Raipur Railway Station, and Swami Vivekananda Airport.

This Raipur project will feature premium plotted residential units, offering a saleable area of around 9.5 lakh sq. ft. The land’s strategic location positions it perfectly to tap into rising demand for organized, secure plotted communities in the capital city.

Earlier in June: Another Key Bengaluru Acquisition

Earlier this year in June, Godrej Properties had also made headlines with the announcement of a 14-acre premium residential project in Hoskote, East Bengaluru. The proposed development has an estimated 1.5 million sq. ft. of saleable area and is expected to generate potential revenues of up to ₹1,500 crore. Hoskote, much like Doddaballapur, is evolving into a major suburban housing hotspot due to its affordability and improving social and civic infrastructure.

Godrej Properties: Focused on Emerging Growth Hubs

With these back-to-back acquisitions, Godrej Properties continues to diversify its land bank and remain ahead of the curve by entering high-potential, under-tapped real estate markets. The company’s strategic land buying decisions, especially in North Bengaluru and Raipur, reflect its goal to offer plotted and premium housing solutions across emerging urban zones in India.

As infrastructure continues to evolve and demand for lifestyle-oriented housing surges, Godrej’s expansion plan appears firmly rooted in long-term growth and value delivery.
