Bollywood superstar Ajay Devgn is not just ruling the big screen — he’s also making big moves in Mumbai’s commercial property scene. According to property registration documents accessed by Square Yards, Devgn has leased out an office unit in the bustling Andheri West area, raking in a hefty ₹5.47 lakh every month in rent.

The five-year lease, spanning from May 2025 to April 2030, has been signed with Bombay Design Centre Private Limited. The office space, located in the upscale Signature by Lotus building on Veera Desai Road, covers a sprawling carpet area of 2,545 sq ft.

Registered officially on May 2, 2025, the deal involved a stamp duty payment of ₹85,500 and a registration fee of ₹1,000. The agreement also includes a security deposit of ₹16.42 lakh. Notably, the monthly rent is set to climb from ₹5.47 lakh to ₹6.29 lakh after three years, offering a solid rental escalation.

A Smart Investment Move

Back in April 2023, Devgn had purchased three adjacent office units in the same building, each around 2,545 sq ft, at an approximate cost of ₹10.12 crore per unit — bringing his total outlay to ₹30.35 crore for those three. This latest lease pertains to just one of those units, generating an initial rental yield of about 6.5%, which will rise to nearly 7.5% during the later years of the lease term, as per Square Yards’ analysis.

But that’s just the tip of Devgn’s property portfolio. He has acquired a total of five office units in the Signature tower, collectively measuring over 13,000 sq ft and valued at ₹45.9 crore. These prime properties span three units on the 16th floor and two on the 17th floor — and they come with the added perk of 14 parking slots, making them highly attractive for corporate tenants.

Track Record of Big Leasing Deals

This isn’t Devgn’s first rodeo in Mumbai’s commercial leasing market:

  • In June 2024, he leased a massive 4,200 sq ft office space in the same building for ₹9 lakh a month on a five-year term.
  • By September 2024, he had leased out another office unit spanning 3,455 sq ft at a monthly rent of ₹7 lakh.
  • That same month, Devgn also renewed a lease for two commercial spaces totaling 1,500 sq ft in Andheri, fetching ₹4.16 lakh monthly.
  • Moreover, his lease deal with Saraswat Co-operative Bank, which ran from 2018 to 2023, has now been renewed for another five years till December 2028.

With these multiple high-value deals, Ajay Devgn is steadily building a lucrative commercial real estate empire in Mumbai’s ever-booming Andheri West micro-market. Neither Devgn nor representatives from Bombay Design Centre Pvt Ltd were available for comments at the time of reporting.
