Mumbai-based real estate giant Kalpataru is all set to launch its much-anticipated Initial Public Offering (IPO) on June 24, 2025, marking a strategic push to strengthen its position in the Indian housing market—particularly within the ₹1 crore to ₹10 crore price bracket across MMR (Mumbai Metropolitan Region) and Pune.

What Will the IPO Fund?
The IPO, priced between ₹387 to ₹414 per equity share, is expected to raise approximately ₹1,590 crore. The issue will remain open from June 24 to June 26, 2025.
A major portion of the proceeds will be allocated toward debt reduction, reinforcing Kalpataru’s balance sheet and enabling future investments in high-demand housing sectors and redevelopment projects.
What’s Driving Kalpataru’s Strategy?
Speaking on the company’s focus, Parag Munot, Managing Director at Kalpataru, stated,
“Most of the demand today, especially in Mumbai, lies within the ₹1 crore to ₹10 crore segment—and our portfolio is perfectly aligned to meet this need.”
Kalpataru’s strategy revolves around adapting to current demand trends while maintaining a long-term focus on high-density urban markets. Approximately 70% of its current 50 million sq. ft. portfolio falls within this price range, with a significant portion below ₹3 crore—making it attractive to a broad spectrum of urban homebuyers.
Strong Focus on Redevelopment in MMR
Kalpataru is also placing significant emphasis on redevelopment projects, particularly in the Mumbai Metropolitan Region, where land scarcity and regulatory support are increasing opportunities for vertical urban growth.
“We are very optimistic about redevelopment projects in MMR,” added Munot.
“While MMR and Pune continue to be our core markets, we’re also seeing rising depth in regions like Hyderabad, Bengaluru, and Delhi-NCR.”
Residential Dominance and Regional Concentration
Kalpataru continues to be a residential-heavy developer, with 95% of its total portfolio in housing projects. Within that, a whopping 73% is concentrated in the MMR, reinforcing its dominance in one of India’s most competitive real estate zones.
Having delivered over 120 projects at the group level, Kalpataru is known for its credibility and deep-rooted presence in the luxury and mid-premium segments of the real estate market.
What Else is in Kalpataru’s Portfolio?
While the primary focus is residential, Kalpataru’s portfolio also includes:
- Commercial projects in MMR and Pune
- Plotted developments in MMR and Nagpur
