The real estate arm of the Godrej Group is making strategic strides in Pune’s fast-growing Kharadi-Wagholi belt, with its second major land acquisition this month.
On June 17, Godrej Properties Ltd announced the acquisition of a 16-acre land parcel in Upper Kharadi, Pune — a location fast becoming one of the city’s most sought-after real estate zones. The newly acquired plot will be transformed into a premium residential development, complemented by high-street retail spaces, spread across an estimated 2.5 million square feet of developable area. The project is expected to generate a revenue potential of ₹3,100 crore, the company confirmed.
This deal follows closely on the heels of another acquisition earlier this month — a 14-acre land parcel in the same Kharadi-Wagholi belt, announced on June 2. That project aims to deliver around 3.7 million sq ft of group housing, with an anticipated revenue potential of ₹4,200 crore. Combined, the two developments take Godrej Properties’ total estimated revenue from this strategic corridor to ₹7,300 crore.

Why Upper Kharadi?
The Kharadi-Wagholi region has witnessed a significant boom in recent years, largely owing to its seamless connectivity and evolving infrastructure. The newly acquired plot enjoys proximity to key IT and commercial hubs such as Viman Nagar, Magarpatta, and Hadapsar, making it an ideal residential address for working professionals and families alike.
Adding to its allure is the well-established social ecosystem nearby — from reputed schools and multi-specialty hospitals to lifestyle malls, fine-dining restaurants, and luxury hotels. This makes Upper Kharadi a vibrant and self-sustaining micro-market that’s rapidly capturing the attention of investors and homebuyers.

Godrej’s Strategic Vision
Speaking about the development, Gaurav Pandey, MD and CEO of Godrej Properties, said:
“Upper Kharadi has rapidly emerged as one of Pune’s most promising real estate corridors, driven by its evolving infrastructure and strong connectivity. This marks our second land acquisition in the micro-market, reflecting both the area’s growing demand and our commitment to expanding in high-potential urban clusters across India. We will aim to create a thoughtfully designed, future-ready development that delivers long-term value and enhances the quality of life for residents.”
With this dual acquisition, Godrej Properties has firmly cemented its presence in Pune’s eastern corridor — a zone that’s fast becoming a hotbed of premium real estate activity. Both projects are expected to offer world-class living experiences, cutting-edge amenities, and future-ready design, staying true to the Godrej legacy of innovation and sustainability.
