Chairman and <a href=\"https:\/\/in.linkedin.com\/in\/boman-rustom-irani-18387a21\">Managing Director Boman Irani<\/a> confirmed that the company is evaluating two prime land parcels totaling approximately 100 acres for a potential township project.<\/p>\n<p>If finalized, Pune will become the third city in Rustomjee\u2019s expansion drive, following its recent entry into Nagpur just three months ago.<\/p>\n<p>\u201cWe are currently studying two joint development proposals in Pune, each involving significant land parcels. The group recently announced three major redevelopment projects\u2014GTB Nagar, Lokhandwala Cluster, and Swarganga CHSL\u2014together adding 3.25 million sq ft of saleable space with a projected Gross Development Value (GDV) of \u20b97,727 crore.<\/p>\n<p>Currently, the company has 18 ongoing projects in MMR spanning 8.61 million sq ft and 26 upcoming projects covering 23.79 million sq ft. Notably, 16 of these fall within the high-demand \u20b91 crore to \u20b97 crore price bracket.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Market_Insights_%E2%80%93_Sweet_Spots_Demand_Trends\"><\/span><strong>Market Insights \u2013 Sweet Spots &amp; Demand Trends<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Speaking on the Mumbai market, Irani highlighted that demand is strongest in the \u20b93.5 crore to \u20b95 crore segment, calling it the \u201csweet spot\u201d for buyers. He also noted:<\/p>\n<ul>\n<li>\u20b91 crore to \u20b93 crore homes continue to be the most popular choice.<\/li>\n<li>Affordable housing is facing slower demand.<\/li>\n<li>Mid-mass and aspirational segments between \u20b91 crore to \u20b97 crore are undersupplied yet highly sought after.<\/li>\n<\/ul>\n<p>\u201cMMR is essentially eight to nine markets rolled into one. Each has its own price points, preferences, and buyer base. However, consolidated net profit dropped 44% to \u20b914.51 crore, down from \u20b925.82 crore in the same quarter last year.<br \/>\nTotal income also fell from \u20b9437.20 crore to \u20b9288.64 crore.<\/p>\n<p><strong>Bottom Line:<\/strong> Rustomjee\u2019s upcoming Pune entry signals its strategic push into key Indian cities while keeping MMR as its stronghold.
