However, the authority clarified that:<\/span><\/p>\n<ul>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The <\/span><b>refund would be processed without interest<\/b><span style=\"font-weight: 400;\">, in accordance with the terms of the original agreement.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">The <\/span><b>buyers must execute cancellation deeds<\/b><span style=\"font-weight: 400;\"> after receiving the refund, within 30 days from a mutually convenient date.<\/span><\/li>\n<li style=\"font-weight: 400;\" aria-level=\"1\"><span style=\"font-weight: 400;\">MahaRERA <\/span><b>cannot modify<\/b><span style=\"font-weight: 400;\"> the agreed contractual clauses at this stage.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Importantly, this order does <\/span><b>not set a precedent<\/b><span style=\"font-weight: 400;\"> for refund with interest in situations where buyers default on payments. The studio witnessed the production of some of Indian cinema&#8217;s most memorable films before it was sold in <\/span><b>May 2019<\/b><span style=\"font-weight: 400;\"> by the Kapoor family to Godrej Properties for an estimated <\/span><b>\u20b9250 crore<\/b><span style=\"font-weight: 400;\">.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Set on a <\/span><b>2.2-acre land parcel<\/b><span style=\"font-weight: 400;\"> in Chembur, the Godrej RKS project was launched in <\/span><b>January 2020<\/b><span style=\"font-weight: 400;\"> as a luxury residential offering featuring \u201cCollector\u2019s Edition\u201d 3 and 4 BHK apartments.
