class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li>In affordable housing, the parking ratio is generally\u00a0 0.3 to 0.5 \u2014 meaning only 3-5 parking spots for every 10 flats.<\/li>\n<li>In mid-income housing, it\u2019s slightly better \u2014 around 0.7 to 1 \u2014 still not even one space per family.<\/li>\n<li>So even if a buyer wants to follow the rule, has the money, and is willing to pay, parking may simply not be available.<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"Will_this_apply_to_existing_societies_too\"><\/span>Will this apply to existing societies too?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li>Most older buildings weren&#8217;t designed for today\u2019s car ownership levels.<\/li>\n<li>They have no space left to create new parking\u2014how will they comply?<\/li>\n<li>How will these communities comply?<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"Current_public_transport_isnt_a_viable_alternative\"><\/span>Current public transport isn&#8217;t a viable alternative.<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li>Let\u2019s be honest , public transport isn&#8217;t efficient, reliable, or safe enough to replace personal vehicles\u2014especially for families, senior citizens<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"Whats_the_government_doing_to_incentivize_builders\"><\/span>What\u2019s the government doing to incentivize builders?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li>Instead of mandating parking as a part of basic building norms, this rule shifts responsibility to homebuyers.<\/li>\n<li>There\u2019s no structured incentive for builders to increase parking, and no disincentive if they don\u2019t.<\/li>\n<li>Before enforcing new restrictions, why not first reform the supply side?<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"Will_builders_exploit_this\"><\/span>Will builders exploit this?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li>Absolutely a risk. Builders may hike parking prices as a way to generate extra profits, knowing buyers will be desperate to comply.<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"My_view\"><\/span><strong>My view:<\/strong><span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Rules like \u201cNo Parking, No Car\u201d may have good intentions\u2014but if not backed by system-level preparedness, they often cause more confusion, non-compliance, and corruption.<\/p>\n<p>People will find unethical ways to \u201cprove\u201d they have parking.<br \/>\nFalse affidavits, fake approvals, and under-the-table deals will rise\u2014not because buyers are dishonest, but because the system forces them into a corner.<\/p>\n<p><strong>Instead, the government should:<\/strong><\/p>\n<ul>\n<li>Fix parking norms at the construction approval stage.<\/li>\n<li>Incentivize additional parking creation.<\/li>\n<li>Strengthen public transport before restricting private movement.<\/li>\n<\/ul>\n<p>Take input from all stakeholders\u2014buyers, RWAs, builders\u2014before passing blanket rules.<\/p>\n<p>Without that, we&#8217;re setting ourselves up for rule-breaking\u2014not rule-following.<\/p>\n<h2><span
