Builders launch too early:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li>Many developers start selling homes before getting complete approvals from the local municipal authority and RERA .<\/li>\n<li>These are called pre-launches and they look tempting because of the low prices and early-bird deals.<\/li>\n<li>But without government clearances, the project can\u2019t legally proceed and if those approvals take time, so does your home.<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"2_Your_money_builds_the_building\"><\/span>2. Your money builds the building:<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li>Instead of using their own funds, builders often use customer payments to fund construction.<\/li>\n<li>Which means: if sales slow down, so does the work.<\/li>\n<li>It\u2019s like building a train track while the train\u2019s already moving.<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"3_Penalties_dont_really_protect_you\"><\/span>3. Most buyers don\u2019t file complaints, they wait.<\/li>\n<li>Builders know this. Even if it means builders push back.<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"So_how_do_you_protect_yourself\"><\/span>So, how do you protect yourself?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<ul>\n<li>Never book a project without RERA approval.<\/li>\n<li>Ask for actual clearance docs, not fancy brochures.<\/li>\n<li>Look up the builder\u2019s past delivery record.
